The Presidio Landmark

Project: Adaptive reuse of historic hospital building through long-term ground lease with historic tax credits

Space: 161 apartment units in 230,000 square feet


Project Cost: $100+ million

Ground Rent: $1M/year, plus owner participation

Awards: San Francisco Business Times “Deal of the Year” (Best Rehabilitation, 2011); AIA Honor Award; LEED Gold rating from the United States Green Building Council.

Role: Adam Engelskirchen, President of the Capiterra Group, led the development agreement and ground lease negotiations for the Presidio Trust.

Challenge: Negotiate Development Agreement and Ground Lease for Underutilized Administrative Building on an Acre of Prime San Francisco Real Estate

Results: Selected Developer & Negotiated Long Term Ground Lease with revenue projected at several hundred million dollars


Role: Lead Ground Lease Negotiator & Board Interface Team Member


Success Factors: Effective Communication with Client Constituencies, Strong & Informed Negotiating
